A remainder parcel is that portion of an existing parcel that is not divided for the purpose of sale, lease, or financing. If a subdivider elects to designate a remainder, that remainder must be shown on the tentative map; however, the designated remainder shall not be counted as a parcel for the purpose of determining whether a parcel or final map is required. A designated remainder is not considered a legal lot under the provisions of these regulations until a certificate of compliance or conditional certificate of compliance has been recorded.
